Family planning is one of the most common reasons people buy a home. Whether you’re welcoming a little one for the first time or your family is simply growing, your home will need to suit your evolving needs.
However, finding the perfect place for your family isn’t just about the home itself. When it comes to lifestyle, convenience, and community dynamics, the neighbourhood you settle down in will equally have a major impact on your family’s development.
Luckily, finding the right family neighbourhood for you doesn’t have to be a challenge – especially in South Etobicoke, which has plenty!
In this blog, I’ll go over my picks for South Etobicoke’s most suitable neighbourhoods for families.
What Makes a Great Family Neighbourhood?
Families have unique needs that can shift and evolve as children grow. An ideal neighbourhood should be able to accommodate your family’s needs today and into the future.
First and foremost, a great family neighbourhood has quality homes. In addition to having enough physical space to raise little ones, a family home should also have ample storage, outdoor space, and more.
Beyond homes, a good family neighbourhood will also have a safe, laid-back atmosphere. You’ll find like-minded neighbours and other families who create a close-knit community dynamic.
Finally, a neighbourhood that’s great for families will offer direct access to great schools – whether they’re located directly within the community or close by. There should be all kinds of education options from public to private, religious learning and everything in between.

Mimico
Located right along the lakeshore, Mimico is a quaint, laid-back community that feels more like a small beach town than a neighbourhood in Canada’s largest city. Along with the neighbourhood’s great selection of family homes and schools, Mimico’s unique location makes it super convenient for getting around. Downtown is as little as 15 minutes away by car or GO Transit – making it easy to enjoy everything the city has to offer.
One of Mimico’s standout features is its heritage. Before joining Toronto, Mimico was a small independent village, something the area still wears on its sleeve. You’ll find a unique collection of historical buildings and long-standing businesses that have been around for decades.
According to the Fraser Institute, Mimico’s top-ranked schools are John English Junior Middle School, Father Redmond High School (Catholic), and David Hornell Junior Public School.
Alderwood
Tucked away in the southwestern corner of Etobicoke, Alderwood is a charming suburban neighbourhood. Featuring great (and affordable) homes, spacious homes, well-ranked schools, lots of local green spaces, and a strong community atmosphere, few neighbourhoods are suited to families like Alderwood.
According to the Fraser Institute, Alderwood’s top-ranked schools are St Ambrose Catholic School and Lanor Junior Middle School. On the post-secondary side of things, Alderwood is right next door to Humber College’s Lakeshore Campus, providing a local college option for families.

Sunnylea
Sunnylea is one of the most popular neighbourhoods for families in all of Etobicoke – and for good reason. The neighbourhood was (mostly) developed throughout the 1940s and 1950s with family life in mind. Sunnylea homes are spacious, with a great front and back yards. Along with a handful of parks and green spaces, Sunnylea sits along the scenic Humber River, making it perfect for families who appreciate time outdoors.
According to the Fraser Institute, Sunnylea’s top-ranked schools are Etobicoke School of the Arts, Sunnylea Junior School, Norseman Junior Middle School, and St Mark Catholic School.
